    BUT
    when it got flooded and the insurance put the new kitchen in, they fuckin blocked it in, its not accessable :/
    i have to go to the flat tomorrow and cut a nice hole in the kitchen cupboards...
    time and money wasted!
    thankfully im putting the rent up $50 a week

    yeah we had some renovations done and they always fuck it up. fix one thing, fuck something else up.

    they re-routed a lot of our plumbing (it's an older terrace style house, so was probably sitting there forever) and so it changed a lot of the water pressure in the old pipes. suddenly, the old pipes decided they couldn't hack it and we had one under the sink bust open. hot water spraying everywhere.

    the plumbers/builders had to come back out and cut holes in the brand new tiled bathroom wall to access the kitchen pipes they needed. total fuck around.
    let them eat cake...

    yeah took insurance about 3 months to get the flooring/skirting/kitchen changed...3 MONTHS! i had to half my rent as the tennants stayed in!
    strata didnt want to pay, even tho it was there fault...
    got it sorted FINALY after alot of faffin about..
    but then yeah, this fuck up...i guess being a landlord u gotta expect this shit now and then...ive just gotta learn to chill, i get all up tight and stressed...

    fuck, the amount of horror stories we had with our rennos, builders can get fucked

    that's shit GM. and that's when you CAN get a hold of them and to come over to fix (well "fix") shit.

    aforementioned pipe under our sink only got discovered after FH pulled out a large pot to make dinner, finding it fully filled up with water. thinking i'd obviously been doing the washing up whilst smoking crack, he was a little aghast at finding cooking implements totally water logged. some more scouting about and we realised a pipe was leaking and had luckily channelled all the water into a pot. or else the whole cupboard/floor would've flooded.

    this little leak then morphed into a substantial leak, requiring large, 100L buckets to catch the spillage. i finally managed to get a hold of the builder who rocked up in his own sweet time, looked at it, then left. did not tell me where the mains water was, how to switch it off, what i should do should the pipe give out.

    few hours later, the leak turns into a hiss, and i see steam pouring from the closed cupboard. open the cupboard, horrified, then phone builder back instructing him to phone me back asap as the pipe was about to die. 5 seconds later, total catastrophe and the house is full of hot water. i just closed the cupboard and sat on the coach, looking at it and wishing i had a drink in my hand.

    the subsequent fuck around to get people out to look at it, back out to fix it etc was ridiculous. i'm home most days so have been able to be pretty flexible in accommodating their schedules. do you think you hear from them/see them over when they say you will? fuck no. instead you hear an unexpected knock at the door at 7:55am on a saturday morning. no call ahead, nothing to let you know they're coming.

    fucking idiots. i have zero patience for tradies.

    fuck knows why it didnt trip, i'm no electrical expert. maybe because it didnt short the circuit, she said it just felt like it was vibrating, i said dont fucking touch it
    anyways, i got an electrician out after i got a couple of electric shocks in that house (the thing that triggered all our renos) and got a new mains board & rcd's installed.

    the fuckwit that did the renos in the 90's, well before we bought the plsce, didnt properly conduit some cables in the floor, just covered up insulated wires with something like that self levelling shit then chucked lino over the top. the carpet installer hammered some nails into the floor - straight into the live wires so the metal carpet separator strip was fucking live with 240v.

    my good electrician tried to take it up with energy safety victoria to get an investigation going, they didnt give a shit though

    thankfully it's fixed properly now and i haven't been electrocuted for about a year now, so thats pretty good

    That's a real worryWhen I was straight out of home I rented a house in Preston Beach and everytime I showered I got a tingly shock from the hot tap. If you have done everything you can then relax. If there's a more sensitive ( and probably more expensive) earth leakage detector I would urge you to invest.

    Tingling from taps is from a lifted neutral somewhere, usually the main neutral on the consumer mains. Current trying to get back to the transformer can't return through the neutral conductor, so it passes through the earth conductor, (MEN) down to the earth stake, through earth and up the neighbours earth stake, then through their neutral. The cold water is bonded in all houses, so that is why there is a potential at taps. This can of course happen in vica versa, with the neighbours main neutral being lifted. Eld and rcd are pretty much the same thing. If the screw that was holding the towel rail only went through either the active, or neutral, without going to earth, then an rcd, or breaker for that matter won't trip. The current needs a reference, either by the neutral or earth. The towel rail became part of the circuit and with no residual current passing, would have stayed live until someone/something created a path to earth (unfortunately it was your partner.) The rcd would have tripped when she touched the rail (I hope) and they are designed to trip in such a short amount of time that it won't upset the heart (0.4 secs)

    Perth drivers. Seriously. After work yesterday was driving North along the Kwinana Fwy near the roadworks (2 lanes). An ambo comes up behind another ute and myself (ute was behind me). A car in the left lane slowed down so we could both get into the left lane to let the ambo pass. I get into the left lane, and what does the ute do? Speeds up and then gets into the left lane infront of me even though there was a large gap behind me. I was then amazed at all the retarded drivers further up the fwy that took sooooo long to get out of the way of the ambo.

    Speaking of driving, last night walking home from the traino, a guy stopped for me to let me cross at one of the roundabouts.
    While a nice gesture; half of his arse end was still in the roundabout. Courtesy is all well and good, but road safety has gotta factor into these things too, right?

    Edit: This roundabout can get kinda busy, wouldn't be the first time i've heard of an accident at this one.

    sounds much like public practice. big clients are very demandy and petulant and they know how firms are reliant on fees as their main revenue stream. so they lord it over you and if they don't like something, they walk. fucks me off. good riddance i say. fucking assholes.

    Yup. We deal with brokers and this one is an international broker and throw their weight around. We've bent over backwards for them and they've just partnered up with an international insurer and made up some bollocks reasons for moving the account. I know for almost 100% fact they will get worse service elsewhere.

    I feel like being vindictive and pricing them out of the market on other shit. CUNTS
